Tenancy for years (Estate for Years / Term of Years)

• Lease for fixed period of time (1 day, or 2 months, or 50 years)

• Has a known termination date from the start

• Notice to terminate not needed (because of term of years states from the outset when it will terminate)

• Term of years greater than 1 year must be in writing to be enforceable, because of the statute of frauds.
